The Process - A breakdown of my process to position you to find the best home to meet your your goals at competitive purchase price preferably below market value while protecting your interests.
Market Review - to acclimate you to market speed and sales prices
Game Plan- Timeline,Paperwork Review, Commencement/Kickoff & Tactics
We can discuss anything else you would like, I just wanted to offer a structure for our time together. I just want to give you a good sense of the landscape, how our process fits in, and most importantly to build it around your goals...my goal is to center the process around you.

Mandatory Agency Discosure
The short answer is that it is a form that you are to receive at your first personal meeting with a real estate agent.
The form makes known to you if the real estate agent presenting the form is a seller's agent, a buyer's agent, or a facilitator.
Please note it states at the top of the form that THIS IS NOT A CONTRACT. That is true - the form is not a contract. It is, as its name makes known, a disclosure form.

Wire Fraud & Home Inspection Notice
In every real estate transaction, buyers and sellera are advised to never wire funds without personally speaking with the intended recipient of the wire to confirm the routing number and account number. Verify that the contact information for the wire transfer recipient is legitimate.

When a Massachusetts real estate agent is writing an offer to purchase they are required to provide the buyer with a Facts for Consumer Information Sheet advising the buyer they may want to entertain conducting a home inspection. A seller's agent can not refer a home inspection to a buyer. They may provide a complete list of licensed Massachusetts home inspectors. A buyer's agent may provide a referral to a purchaser in Massachusetts.

Mortgage Rates
The two places that you can watch mortgage rates are:
➡️Mortgage News Daily: This site tracks rates daily. It will help you get real time data about various types of mortgage programs out there.
➡️Freddie Mac Primary Mortgage Survey: This report comes out weekly on Thursday.
Your real estate agent wants your transaction to close smoothly, without hiccups or surprises, and one of the biggest factors of buying a home is the financing end of the arrangement. It's a place where many things can go wrong, from a mortgage lender being careless when scrutinizing the loan application, to misplacing documents, not asking for the right documents, overlooking potential trouble spots and red flags, to forgetting to order an appraisal and ultimately not being able to close the file on time.

I find the more data that I can share, the more trust I gain from the clients. I love to show the good, the bad and the ugly. By giving the unvarnished data coupled with my expert opinion, clients are empowered to make their very best decisions as they move forward in their process in full confidence.
Here is the latest ➡️ Massaschusetts Association of Realtors Statewide Report. This would give you data about the macro level of real estate here in Massachusetts.
When we start to drill down into specific areas and towns, you will be given reports on specific towns and neighborhoods and housing stock (micro level) in order to make the very best decisions for your purchase.
I will also pull all the details from town and county records to ensure, we have all the facts as we prepare to bid on a desired property.
